A large Dining Room, with table to Seat 10 persons, That is Open Plan to the Sitting Room, Which has a Three Piece Suite with Coffee Table.
A 40" Flat Screen TV with Digital and Free View Channels.
There is also a Log Burner for those Colder Evenings

We have an Offset Large Master Double bedroom with Balcony Overlooking the Garden and Pool area, with separate Bathroom.

Kitchen and Utility Room
The Kitchen Consists, of a Double sink with Dishwasher, Cupboard spaces that are fully equipped with all Plates, Glasses, Cups and Saucers, Cutlery, Pots and Pans ect. There is a Large American Style Fridge freezer with Fresh water Dispenser.
A separate Breakfast table and 4 chairs.
The Separate Utility Space is a Large Room with Washing Machine, Ironing Board and Iron, Hoover, it also has its own French Patio Door Entrance with lockable shutters.
Garden and Outside Area
The Main Entrance to the property leads out to a Patio Area with Large Table and Chairs to seat 10 Persons, Then leads down to Pool and BBQ area.
The Grassed Garden is large with Space for Badminton and Boules which are supplied in the Utility room
The Swimming Pool is fully Fenced off with a Lockable Gate, there is also an option to set an Alarm on the Pool if Little ones are Present and not Supervised.
The Swimming Pool also has an Outside Shower.
Parking
The Property has a Gated Entrance that leads to a Large Car Park Area, that could easily fit 4 Cars.
Surrounding Area
Set in the Peaceful Commune of Clussais-la-Pommeraie, the surrounding Roads are quiet and easy Driving.
The Popular Atlantic Coast resorts of la Rochelle, Royan with the Beaches of the Southern Vendee are with easy Striking distance in a Day.
The Local Market Towns of Melle and Lezay are within a 10 Minute Drive, or if you wish to travel a little further the Cities of Poitiers and Angouleme are both Reachable within the Hour.
